We are delighted that you have chosen us. We hope this will be the first of many visits! We are committed to providing you with a truly authentic tourist experience in Seville and, above all, a happy memory of your holiday or business stay, from beginning to end.

Agreement

The following terms and conditions set out our mutual commitment and represent our contract with you when you rent a Homing U Apartments home, allowing you to occupy the property during the holiday period indicated in the confirmation you will receive by email.

WHAT WE INCLUDE

You will be pleased to know that the rental price includes all of the following:

Free high-speed internet access.

A guide with information about the apartment, as well as additional information about the neighbourhood, the area, our favourite tours, shops, restaurants and much more.

Personalised welcome at the property. We take the time necessary to show you how everything works and to give you the essential tips for getting around the city.

We are here to help you if you have any issues during your stay.

Cotton towels, 300-thread-count sheets, bathroom soaps and shower gel.

A small supply of household maintenance products: washing-up liquid, detergent, rubbish bags and paper towels.

All-inclusive rate: taxes, commissions, fees, etc. There are no last-minute surprises.

There are no additional charges, except for extra cleaning if the property is not returned in a reasonably tidy condition, as indicated below, or if the property and/or its furniture have suffered any damage.

Payment

We accept payments by Mastercard, Visa and AMEX through a secure online payment system. You may also pay by bank transfer, in euros, or by PayPal. Please note that rental rates are stated in the local currency, euros. If you are going to make payment in another currency, you should check the exchange rate at http://www.oanda.com/lang/es/currency/converter/ or contact our reservations department.

If your arrival date is more than one month after the date on which you make the booking, you must pay 30% of the total amount in advance.

The remaining 70% must be paid 7 days before arrival. We will send you a reminder so that you do not have to keep track of it yourself.

Please note that if the full booking amount has not been paid by the due date, and after we have sent you three reminders, we will assume that you wish to cancel the booking. The corresponding cancellation terms will apply in each case.

Changes to the rate

We review property rates every year. Once your booking has been confirmed, we will naturally honour the rate offered at that time.

How to book

You can make your booking directly through our website or, if you prefer, by email or telephone. Regardless of the booking method you choose, you must always confirm that you have read and accepted the conditions set out on this page.

Upon receipt of your initial payment, we will confirm your booking and send you a download link to a guide containing relevant and essential information to help ensure you have a pleasant holiday.

Visa and passport

It is your responsibility to ensure that all members of your group, including children, have a valid passport and visa, if applicable.

Arrival and departure

Check-in is available from 3:00 p.m. However, we know that some flights arrive in the morning, and we therefore do our best to help. If the property is ready and you notify us in advance, at least one day before arrival, we will be happy to welcome you as early as possible.

Check-in is available until 8:30 p.m. After this time, a surcharge applies, which must be paid in cash to the Homing U team member responsible for welcoming you. The cost is €30 until 10:30 p.m. and €50 if you request check-in after 10:30 p.m. If your arrival is after 8:30 p.m., we can arrange free self check-in to avoid these charges.

Please note that you must provide us with your arrival details so that we can organise your check-in, preferably at least 3 days before your arrival. We will also need you to call us when you arrive. If you are travelling by plane, the best option is to call us once you have collected your luggage and are ready to head to the property.

Check-out from the property is until 11:00 a.m. If you would like to request a late check-out, you must do so in advance. Provided that we do not have another check-in scheduled at the property and we are able to reschedule the final cleaning, we will be happy to be flexible. We will not be present at check-out unless you specifically request it. You simply need to leave the keys in the indicated place and close the door when you leave.

Security deposit

We will request a security deposit when you book with Homing U Apartments, which you may pay either together with the booking or upon check-in, at your choice. After you leave the apartment, we will inspect it to confirm that it is tidy and that there is no significant damage or loss, such as missing keys, for example.

The security deposit will be refunded within a maximum period of 3 days after departure. In the unlikely event of loss of keys or other significant items, damage to the property or its contents, or if extraordinary cleaning is required, you will be informed immediately and the costs incurred will be deducted from the security deposit. The remaining amount will be refunded to your bank account.

At Homing U Apartments, we work with empathy and common sense. By this we mean that we will not charge, for example, for minor damage such as breaking a plate, wine glass, etc. However, we do ask that you leave the property tidy, with the rubbish taken out, and both sets of keys in the indicated place. It has rarely been necessary to use the deposit, and we trust that you understand that we must protect the interests of our property owners in the event of misuse of the properties.

Travel insurance

It is hard to believe that something might happen to us, but even the most perfect plan can sometimes go wrong. We therefore recommend that you take out travel insurance for your trips. There are many reputable and high-quality companies in the sector available to you. Please do not hesitate to contact us if you would like advice in this regard.

Cancellation policy

Please read the terms of our cancellation policy.

The general conditions are:

If you cancel more than 7 days before the arrival date, there will be no cancellation fees.

If you cancel less than 7 days before the arrival date, we will retain 100% of the booking amount.

The above is our general policy. However, if you notify us with sufficient notice and we manage to re-rent the property for those dates, we will try to refund you the highest possible proportion of any advance payment you may have made.

To avoid disappointment and unforeseen circumstances, we remind you that it is advisable to take out travel insurance.

Any refund due will be made using the original payment method and always in euros.

We reserve the right to cancel or modify a booking

Throughout our history, we have very rarely been forced to cancel a booking, and always in the customer’s interest and due to force majeure: flooding, accidents or notice of major and disruptive works near the chosen property that would cause inconvenience to our guests.

We reserve the right to cancel or modify a booking, both before and during the stay, in the following cases:
(a) due to circumstances beyond our control, force majeure; or
(b) in order to carry out or complete an essential repair or work due to a leak, breakage or unexpected event.

Our policy in these cases is as follows:

We would offer you a property of equal or greater value at no additional cost. If this is not acceptable to you, we will refund 100% of the booking.

If the only available apartment is of lower value, we will refund you the difference. If this is not acceptable to you, we will refund 100% of the booking.

YOUR STAY WITH US

Your responsibilities

We make a great effort to keep our properties in perfect condition and cleanliness, and we appreciate you treating our homes as if they were your own. The apartment or property you rent will be spotless and tidy when you arrive, and we trust that you will leave it in similar condition when you depart, with the dishes clean and the rubbish removed.

If you notice any problem upon arrival, you must inform us immediately so that the relevant department, cleaning or maintenance, can send staff straight away to resolve it. If upon your departure we find the property in unsuitable condition, or especially dirty, we will be obliged to charge an additional cleaning fee.

By booking with Homing U Apartments, you agree not to carry out dangerous, offensive, noisy, illegal or immoral activities in the property, nor any act that could disturb the neighbours. You will be responsible for any costs arising from damage caused by you or by any member of your group, whom you must inform of these Terms and Conditions. The specific instructions for each property will be provided to you upon arrival.

Children and parental responsibility

Naturally, children are always welcome in our Homing U Apartments properties. Please remember that it is your responsibility to ensure that they do not cause any damage and that they respect the peace and quiet of the building. Do not allow children to carry out noisy activities in the property, especially at night or early in the morning.

Age restrictions

Some of our properties have certain age restrictions, which are clearly specified in the property description. Failure to comply with such age restrictions may cause problems upon arrival, such as denial of access or an additional security deposit if required by the property owner.

Breakdown of appliances and other equipment

Please let us know if any problem arises as soon as it occurs, and we will do our best to resolve it immediately. We need to know there is a problem in order to fix it. We are not responsible for breakdowns of mechanical equipment in the building’s common areas, or for failures by public utility companies. In any case, rest assured that we will do everything possible to resolve any issue diligently.

Our properties have free high-speed internet access. The system may not be compatible with your computer. It is a good idea to bring a standard Ethernet cable in case your device cannot connect to the wireless signal.

Right of entry

We reserve the right to enter the apartment at any reasonable time for any reasonable cause. If it is necessary to access the property, we will notify you in advance, informing you of the reason and the time. We will do everything possible to carry out the visit between 10:00 a.m. and 7:00 p.m., respecting your preferences.

Number of overnight guests at the property

Please note that it is prohibited to exceed the maximum number of people allowed to stay overnight at the property. This information is detailed in the property description. Occupancy limits are established in accordance with the legal terms imposed by local authorities.

As such, any type of occupancy exceeding the established limit is considered a serious breach of these Terms and Conditions. Consequently, we may be obliged to ask you to leave the property without any right to a refund of the amounts paid, as well as to charge you for any possible additional costs, for example, in the case of legal action. If you have an unexpected guest, please consult us and we will try to find a solution to accommodate them.

Pets

Please note that our properties do not allow pets in order to prevent possible allergies.

Loss of keys

The vast majority of our properties have security doors. This provides excellent security, but it also means that keys are very expensive to replace. We strongly ask you to take care of the keys so as not to lose them. If this happens, for logical security reasons it will be necessary to change the locks, and the approximate cost may amount to several hundred euros. In this case, we would be obliged to charge you this cost, as the safekeeping of the keys is your responsibility.

Security and personal responsibility

Lost property will be kept for a period of 6 months.

Most of our properties have security doors. Some have a safe. It is your responsibility to ensure that you take the necessary precautions against theft: locking the door, closing all windows when you are not at home, etc.

We advise you to ensure that your personal insurance or travel insurance, and that of your group, includes cover in the event of accident or illness during your stay. In the unlikely event of theft or damage to persons or personal belongings, fire, terrorist attack, civil unrest or any other circumstance of force majeure, neither the rental agency nor the apartment owner shall be liable for any direct or indirect damages you may suffer.
